The seven things I put on the screen
In order, because the order matters. Most agents are stuck on step one and trying to fix it by working harder on step two. If you post three times a week and nothing happens, that is usually a pillar problem, not an effort problem.

Pick six content pillars
Local breaking news. Development and future growth. Neighborhood and suburb guides. Food and drink. Things to do and events. Then light real estate, capped at 20 to 25% of what you post.
The last one is the one everybody gets wrong. Sell after you have delivered value ten times over. Every post before that is a trust deposit.

Run a weekly system, not a mood
Monday: find your articles, film three to five reels, schedule tomorrow's for 6am. Tuesday: newsletter goes out at 7am with a CTA. Wednesday: prep Thursday. Thursday: story plus behind the scenes. Friday: the weekend events post. Weekend: film.

Give the attention somewhere to go
Attention without direction is useless. Every post and every ad gets two calls to action: one at about 65% of the way through, one at the end.

Catch the leads in your DMs
Post with a comment hook ("want the list? comment FOOD below"). ManyChat auto-DMs them and asks if they're local. That syncs to Google Sheets, Airtable or your CRM through Make or n8n, which fires the email follow-up and qualifies them without you touching it.

Understand which part of the funnel you're in
Top of funnel is attention, and that's what the local content buys you. Middle is trust, which is the newsletter and the lives. Bottom is conversation, and every deal I have closed off this account started in a DM.

Build the email list with local value
Roughly half development and news updates, a quarter events, ten percent YouTube, and only a sliver of straight real estate. Aim at 500 subscribers holding a 50% open rate before you worry about anything fancier.

Track the four numbers that touch money
DMs triggered, which are your hand-raisers. Comments coming off a CTA, which tell you the hook landed. Appointments booked, which is your warm pipeline. Closed deals.
Then reverse-engineer your last five closings and ask what the first piece of content was that they ever engaged with. That answer will change what you film next week.

The boring back end
The ManyChat flows, the n8n automations, the Google Sheets that hold the leads, the SOPs, and where I found my content VA for five to ten dollars an hour. This is the part nobody puts in a reel.
Doors, not just views
Ten million views got me an inbound DM from a buyer with a ten million dollar budget looking near a new manufacturing plant. Candidates for statewide office and founders follow the page. Reach in your own city is worth more than reach anywhere.
